The Sims bundles three things most other games split apart: a character creator (make a person, pick their traits), a building and decorating sandbox (design the house, place every object), and a social and needs simulation (feed them, befriend them, watch relationships form and curdle). When someone asks for “games like The Sims,” they usually mean one of those three, rarely all three at once.
So the useful question is which part you want. If you want the full package, you want a life sim. If you mostly want to arrange a space, you want a building game. Paralives (Early Access since May 2026)
Paralives (Alexandre Massé and a small team) launched into Steam Early Access on May 25, 2026 for Windows and macOS at a regular US price of $39.99 as of August 2026. It leans hardest into the building and creation side: a freeform build mode with movable, resizable objects and a character creator with granular sliders. The developers have said the Early Access period is expected to run around two years before a 1.0, and that buyers get every future update at no extra cost. inZOI (Early Access since March 2025)
inZOI (Krafton, built in Unreal Engine 5) has been in Early Access since March 28, 2025 and is the photoreal option, with detailed city environments and deep customization. Krafton has publicly slated the 1.0 launch for early 2027 and revised its PlayStation 5 version to the first half of 2027, so the console wait is real. One cautionary tale belongs in any honest version of this list. Paradox cancelled Life by You, the life sim from its Paradox Tectonic studio, outright on June 17, 2024, and closed the studio. It had looked like the strongest Sims challenger of its moment and never shipped. A trailer is a promise, and promises slip, so I would wishlist rather than pre-commit until a game is actually playable.
What if you love the people, not the house?
Here is the split a lot of Sims players do not name out loud: some of us open the game to decorate, and some of us open it to watch the little humans clash, gossip, fall in love, and storm off. If you are in the second camp, a pure build-and-decorate sim will leave you cold, and even a full life sim can feel lonely when you only ever control one household.
What you actually want is a cast: a set of distinct characters with traits that rub against each other, where your job is to read them and manage the friction. That is closer to running an ensemble than playing a single life. Grandma Left Me a Building is the debut from our studio, Overbaked, and it is a cozy, comic, chaotic 2D apartment-management sim: you inherit your grandmother’s run-down building, restore it, and take in tenants. It skips the household simulation entirely. What you do instead is the Sims thing people rarely admit they love most: arranging mismatched personalities and living with the results.
The cast is the point. There are 30+ tenants across four social tiers, with trait-based interactions: an opera singer who bursts into an aria in the elevator, a philosopher who answers every question with “but why?”, an eight-year-old who takes apart anything within reach and reassembles it correctly about a fifth of the time. Put the wrong neighbours together and you get chaos; get the pairings right and the building settles. There are 300+ character interactions and 100+ unexpected events feeding that, plus 20+ building upgrades and a happiness-driven income model.
Structurally it plays as a turn-based day loop: a morning of rent, events, and tenant requests, an action phase for decisions, tenant placement, picking candidates from a realtor and upgrades from a builder, then a day-end summary as money, happiness, and reputation update. There is no time pressure, so you plan at your own pace. That said, it is a management game with consequences: the economy is real, and a mismanaged building can genuinely go wrong.
