What Is an Apartment Management Game? Tenants and Rent
Updated October 2, 2026
What an apartment management game is
An apartment management game puts you in charge of a building: you place tenants, meet their needs, collect rent, and reinvest it to grow the property.
Four verbs, and the label only fits when all four run at once. Strip the tenants out and you have a property portfolio. Ignore what they want and the building turns into a rent ticker. Skip the reinvestment and you manage the place exactly as you inherited it, forever. Ten other people’s games are named on this page. One finished game runs the whole set, and one game in Early Access comes close. The rest either drop a verb or pull the camera back until the building stops being the subject, and those two failures are how this page sorts them.
The wider family it belongs to is the management sim. A management sim is a game where you run a system instead of a character: you lay out the space, place the people, spend money and time you never have enough of, then watch the system push back. Our what makes a management sim fun piece argues that at full width. The apartment version narrows the system down to one residential building and narrows the income down to rent.
Everything here is read off store pages and store records, so treat anything about how a game feels as unverified.
If you buy one, buy The Tenants. It runs the whole loop end to end: you decide which tenants to do business with, strip the old paint and refurnish their units, react to annoyed neighbours and the occasional police visit, and reinvest the profit into more property. It carries a Mostly Positive rating as of August 2026, while Landlord’s Super further down this page carries a Very Positive one, and The Tenants is still the pick, because it is the only finished game here that runs all four verbs inside one loop. It is also the loudest of the group, so the calmer picks are further down.
Four things people call an apartment management game
Sort the family by what you own and who actually lives there, and four shapes come out that barely resemble each other.
| Shape | The unit you own | Who occupies it | Where the money comes from | Example |
|---|---|---|---|---|
| Landlord sim | A furnished rental unit | Named tenants who stay | Rent, month after month | The Tenants |
| Tower builder | A floor in a stack | Offices, shops and apartments together | Rent plus foot traffic | Project Highrise |
| Hospitality sim | A room for the night | Guests who check out | The night’s bill | Hotel Magnate |
| Renovation sim | A house you will not keep | A buyer, once | The sale | House Flipper |
Only the top row meets the definition at the top of this page. The other three still get shelved beside it. Our own best apartment and building management games roundup runs tower builders and a landlord sim in one list and puts a hospital game next to them, on the grounds that they share a single loop: place people, keep them content, take the income, reinvest. Shelving by loop serves a reader who would enjoy any of the four. It costs the reader who came for exactly one of them.
The tower builder is the substitution you will run into most. Project Highrise has you raise a skyscraper full of restaurants, offices, retail and residential apartments, wire and service the whole ecosystem, and keep tenants content enough to keep paying. Buy it for the utilities and the supply lines. Nobody in that building has a name worth learning, and that is the design working as intended; games like Project Highrise covers the rest of that shelf. Mad Tower Tycoon is the lighter take on the same idea: more than 100 floors of offices, apartments and shops, an elevator system you tune until nobody is waiting, and random events running from fires to UFO abductions. Start there if the tower appeals but Project Highrise’s logistics do not.
What “place tenants” rules out
A tenant is a person who can leave. That is what the word carries, and it is why a rent figure on its own does not make an apartment management game.
Rentlord is the clean test case. It is a roguelike about buying properties, stacking income plugins on them and dodging tax, and it collects rent from those properties without ever putting a person inside one. As a combo puzzle about rent arithmetic it is a good evening. The genre on this page needs somebody living in the room, and Rentlord never puts one there.
Little Renters sits on the other side of that same line. Its Steam page shows a 2025 release into Early Access (as of August 2026). You manage renters and the rooms they live in, mix and match decorations to suit each one, and set a rent per room that a renter can refuse to pay if you push it too high, while thieves, fires, breakages and sick renters pull the arrangement apart. On the store page that is the smallest complete version of the loop I could find on Steam. Buy it if you are happy paying for a game in Early Access, because everything the page lists today is still moving.
What “collect rent” rules out
Rent recurs. A single payment for a finished job is a different economy and it builds a different game.
House Flipper buys, repairs and remodels wrecked houses and sells them at a profit. Nobody moves in and nobody pays you again next month. The before and after is the whole reward there, so buy it if the payoff you want is a finished room and a cleared sale, and games like House Flipper covers the rest of that family. Landlord’s Super is the strange middle case: set in the British midlands of the 1980s, you take a dodgy loan, order supplies, mix your own cement, lay walls brick by brick, then move the locals in and attend to their grievances. Pick it up if you would enjoy laying the bricks yourself, mortar and all.
Hotel Magnate takes money from occupied rooms as well, and it deals in guests, staff wages, restaurants and hotel ratings with no lease anywhere in it. Guests are gone by morning and tenants are still there next month, which is why tenant personality carries a whole genre and guest personality does not. As a hotel game it holds up. This is also the swap that costs a buyer the most, and it is what shelving by loop does to somebody who wanted a landlord game: they go home with a building that empties every morning.
The seven games sorted by shape
| Game | Shape | Released | Price, regular | Steam reviews | Runs all four |
|---|---|---|---|---|---|
| Project Highrise | Tower builder | 2016 | $19.99 | 4,811, Very Positive | No |
| House Flipper | Renovation sim | 2018 | $24.99 | 111,340, Very Positive | No |
| Mad Tower Tycoon | Tower builder | 2020 | $14.99 | 444, Mostly Positive | No |
| The Tenants | Landlord sim | 2022 | $19.99 | 7,761, Mostly Positive | Yes |
| Landlord’s Super | Landlord sim | 2023 | $19.99 | 1,707, Very Positive | Partly |
| Little Renters | Landlord sim | 2025, Early Access | Not in this pass | Not in this pass | Store page says yes |
| Hotel Magnate | Hospitality sim | 2025 | $19.99 | 491, Mixed | No |
Updated August 2026: the price and review pass behind this table covers six of the seven. Every price is the regular Steam price in USD. Mad Tower Tycoon and Hotel Magnate both sit under 500 reviews, so those two ratings are soft evidence. Little Renters was not in that pass, so its two cells say so, and its verb column reports what its store page claims. The Released column is the year Steam’s own page shows today; for Little Renters that is the year it went on sale in Early Access. Rentlord is absent because the definition at the top of this page rules it out, and Minami Lane and Neighborhoods are absent because the scale section below does.
One building, one street, one city
Scale is the other axis, and pushing it outward moves you out of the genre entirely. Minami Lane has you build a short street, place homes and shops along it, set prices and recipes, and watch villagers react. Your attention lands on the whole street, one shopfront at a time, which is why it reads as a village game. One evening covers it, and that is the intended length; games like Minami Lane goes through that lane. Neighborhoods from E-Line Media pushes wider again, a cozy city sim about shaping blocks with murals, bike lanes and pocket parks while residents form views on housing affordability. Its Steam page carries no release date as of August 2026, so wishlist it and wait if a whole city block is the scale you want.
Pull the camera the other way and you land in property management games, where the object is a portfolio and one building is a line in it. For an essay on the fantasy itself, what games get right about being a landlord is the one to read, and once you have picked something, our management sim strategy guide applies to most of the list.
Where our own game sits
Grandma Left Me a Building, our own game, sits next to this list rather than on it. It is a cozy 2D apartment management sim: you restore the run-down building your grandmother left you, find tenants, collect rent, hire staff and upgrade the place. The tenant pool changes with the building’s reputation, and one of the people who knocks may be an elf who shreds guitar at midnight. Tenants go in by drag and drop, income moves with how happy they are, and there is no time pressure, so you plan at your own pace. It is unreleased, its Steam page lists 10 November 2026, so there are no scores or sales to point at yet.
Quick answers
Is an apartment management game the same thing as a tower builder? No. A tower builder stacks mixed floors and counts foot traffic across the whole structure, while an apartment management game keeps the camera on residential units and on the people leasing them.
Is The Tenants the best apartment management game to start with? Yes for most people. Its 7,761 reviews as of August 2026 make it the best-evidenced landlord sim here by a wide margin, and the tenants arrive with opinions from the first unit you fill. Project Highrise beats it on systems and loses on people.
How many apartment management games can I actually buy on Steam? One finished one: The Tenants. Little Renters is a second if you accept a game in Early Access, and Landlord’s Super is a third if you accept a title that promises rent the description never quite mentions.
Are there cozy apartment management games? No, not among the finished ones. Minami Lane is the closest released game, and it falls outside this page because the unit you manage is a street of shops. Neighborhoods is aiming at the cozy city block and carries no release date as of August 2026. Cozy, one building, and rent is a combination Steam has almost nothing finished on today.
